An off-market property is one being considered or offered for sale without a current public MLS listing. Opportunities may come through private conversations, professional relationships or owners willing to consider a suitable offer. The term describes the way a property is offered, rather than its price, condition or value.

03Can you help me find off-market properties in Toronto?
Yes. Tell us your preferred Toronto neighbourhoods, property type and budget. Searches can also include the wider GTA, Oakville, Burlington, Mississauga, York Region, other Ontario communities and cottage country. The scope and availability of opportunities depend on your location and requirements; submitting a request does not guarantee a matching property.
04Are off-market properties always cheaper?
No. A private sale may offer a different route to a property, but it does not guarantee a discount or less competition. Location, condition, comparable sales and the seller’s expectations still matter. A property’s value should be assessed independently of how it was found.
05Can you help me find a cottage or waterfront property?
Yes. Include your preferred lakes or regions, travel distance, budget and whether you want seasonal or year-round use. Waterfront type, road access, water supply, septic systems and local restrictions can materially affect suitability, so they should be part of the property review.
06Can I buy an off-market property with a mortgage?
Financing may be available, subject to the lender’s assessment of you and the property. An off-market sale does not remove mortgage approval, appraisal or insurance requirements. A financing conversation early in your search helps establish a realistic budget and identify property types your lender may not accept.
07Do you publish the available properties on this website?
